I saw your post on July 03 and am surprised that no one has responded to your question yet. I'll give it a shot:
I have restored solid wood floors that had really bad dog urine stains. There are several techniques I use to accomplish this: Sanding (where the satin is not very deep), careful spot application of professional wood bleach (dangerous and nasty stuff), removal and replacement of the stained boards (a last resort, as the replacement boards must match in species, size, grade and sawing). It takes considerable skill and knowledge of materials to successfully restore a profoundly damaged wood floor, but it is possible.
The fact that you see a white circle with a black edge may be a good sign. The urine may not have penetrated very far into the wood. There is no way for me to inspect your floor to determine that. Do you know what species you have? Was the floor finished with polyurethane? Is the floor solid hardwood? Answers to those questions would be helpful.
You will be spending some money to restore this floor if you buy this house. You may want to call in a reputable floor refinisher operating in your area for an opinion and an estimate. Although I think that charging for estimates is wrong, charging for an expert's opinion (consulting) is a different matter, and you should expect to pay some kind of fee for the service.
